Offer · Positioning a project on real demand

A data center without a customer is land with a grid connection. The type of customer, hyperscaler, colocation operator, AI player or enterprise, sets capacity, density, schedule and how the project is financed. We help position a site on realistic demand, or choose the right capacity if you are the user.

You receive:

  • the site's realistic use given its capacity, date and connectivity
  • the technical requirements of that use: density, cooling, redundancy, fibre
  • an assessment of tenant strength and of the site's reuse potential
  • for a user: requirements and comparison of offers

First conversation confidential and with no commitment. Fixed fees proposed in writing before any assignment. Best-efforts obligation.

The problem. Many projects start from land and power, then look for a customer. Yet each customer type has its own requirements: a hyperscaler imposes its specification, an AI player wants very dense racks fast, an enterprise looks for proximity. A site designed for the wrong use leases poorly or converts at high cost.

FOUR TYPES OF DEMAND

Hyperscalers

Campuses of several hundred MW, imposed specifications, schedule driven by their programme. They often buy land or a ready-to-build project.

Colocation

Several tenants in one building, gradual ramp-up. Connectivity and proximity matter as much as power.

AI and neoclouds

Racks of 100 kW and more, liquid cooling, urgent need. Financial strength varies widely.

Enterprises, local authorities, edge

1 to 20 MW, proximity, data sovereignty, sometimes a second backup site.

QUESTIONS TO ASK

Before investing, lending or leasing Who has signed, for how long and for what capacity?
Is the tenant strong, and what is the site worth if it leaves?
Do the site's capacity, date and density match this customer? See the usable power calculator
Can the site serve another use without a rebuild?

For a user looking for capacity: capacity procurement support. For an owner or developer: site readiness pack.

HOW IT WORKS

A first conversation. You describe the project and the decision at stake. We tell you whether we can help, and who will be involved.
A confidentiality agreement. Signed before you send us any document.
A written, fixed-fee proposal. Scope, deliverables, timeline and fees set in advance: no open-ended time-based billing.
The assignment and debrief. A written deliverable, a debrief session, and the questions to put to the grid operator or your partners.

WHAT WE COMMIT TO

Recent assignments

Review of connection documents and the announced energisation date for a European data center developer, ahead of its investment decision. Audit of high-voltage equipment sourcing for a petrochemical group.

Independence

We do not design, build or sell equipment. No commission, no brokerage. Never on both sides of the same project.

Framework

Confidentiality agreement before any document. Professional liability insurance. Best-efforts obligation: only RTE and Enedis commit to capacity and a date.

DESCRIBE YOUR SITUATION

A few lines are enough: the project, the document or decision at stake, and your deadline. We come back to you to set up a first conversation.

First conversation confidential and with no commitment. Fixed fees proposed in writing before any assignment. Best-efforts obligation.

FREQUENTLY ASKED QUESTIONS

Can a data center without a customer be financed?

With more difficulty. A signed lease with a strong tenant is often the condition for debt financing. Without a customer, the project relies on equity or on a sale to an operator.
