Offer · To sell or lease a site to a data center

You have land, a brownfield or a project you want to sell or lease to a data center. Serious buyers all ask the same questions: what capacity is actually confirmed, from when, with which constraints? We build a verified file with you that answers them before they are asked.

You receive:

  • an inventory and reading of connection documents, and what they actually guarantee
  • capacity confirmed in writing by the grid operator, and its date
  • planning, environmental and local acceptance constraints to disclose
  • a summary note from an independent third party, to attach to your marketing file

First conversation confidential and with no commitment. Fixed fees proposed in writing before any assignment. Best-efforts obligation.

The problem. A site marketed with "20 MW available" and a site plan attracts visits, rarely firm offers. The buyer has to check everything, which takes months, and prices the uncertainty in. A file that clearly separates what is confirmed from what remains to be obtained shortens the discussion and protects your price.

WHAT THE FILE CONTAINS

Grid connection

Existing documents (study, PTF, agreement, access contracts), capacity confirmed in writing, date, remaining works and costs.

Usable capacity

What the confirmed capacity allows for a data center: IT load, cooling and redundancy included.

Planning and environment

Applicable rules, easements, soil pollution, water, procedures and their duration.

Local context

Position of the municipality, local sensitivities, precedents in the area.

Risks and caveats

What is confirmed, what is likely, what remains an assumption: in writing.

Summary

A short note signed by an independent third party, usable with a buyer, tenant or lender.

WHY AN INDEPENDENT THIRD PARTY

You pay us a fixed fee to build and check the file. We take no commission on the sale or lease and we do not market your site to buyers for a fee. That is what gives the note its weight: it also says what is missing. Marketing remains with your advisers, notary or agents. See brownfield data centers.

Who is involved. Xavier Watrelos for grid connection, a land and planning expert from our network and, depending on the site, a local acceptance expert. Best-efforts obligation: only RTE and Enedis commit to capacity and a date.

HOW IT WORKS

A first conversation. You describe the project and the decision at stake. We tell you whether we can help, and who will be involved.
A confidentiality agreement. Signed before you send us any document.
A written, fixed-fee proposal. Scope, deliverables, timeline and fees set in advance: no open-ended time-based billing.
The assignment and debrief. A written deliverable, a debrief session, and the questions to put to the grid operator or your partners.

WHAT WE COMMIT TO

Recent assignments

Review of connection documents and the announced energisation date for a European data center developer, ahead of its investment decision. Audit of high-voltage equipment sourcing for a petrochemical group.

Independence

We do not design, build or sell equipment. No commission, no brokerage. Never on both sides of the same project.

Framework

Confidentiality agreement before any document. Professional liability insurance. Best-efforts obligation: only RTE and Enedis commit to capacity and a date.

DESCRIBE YOUR SITUATION

A few lines are enough: the project, the document or decision at stake, and your deadline. We come back to you to set up a first conversation.

FREQUENTLY ASKED QUESTIONS

Does the file guarantee the sale of my land?

No. It reduces uncertainty for the buyer and avoids discovering a problem late in the negotiation. Price and sale depend on the market and your advisers.

Do you take a commission if the site is sold?

No. Our fees are fixed and paid by the owner. We are not intermediaries in the transaction.
