Landowners, industrial owners with a brownfield, property developers, land investors, public developers: more and more plots in France are being presented as data center sites. The deciding factor is no longer size or location. It is the electrical capacity available, and the date it can be delivered. A well-located plot far from an available substation is worth little to a developer; a modest one with a credible grid path can be worth a great deal.

WHAT MAKES LAND VALUABLE FOR A DATA CENTER

Power and the substation. Distance to the substation, voltage level (HTA or HTB, around the 40 MW threshold), capacity already reserved by other projects, grid works required. Being close to a power plant or a large line is not enough: what counts is the capacity available at the substation.

Planning and environment. Compatible zoning, classified installation rules, protected areas, natural risks, watercourses the connection would cross.

What is already there. Reusable buildings, former industrial power, brownfield status: an asset for land use and sometimes for timing, as the Béthune case shows.

Water, cooling and connectivity. Available resource, heat reuse potential, fibre access.

Local context. Elected officials, residents, nearby challenges to other projects: local opposition can block a project for years.

These first indications do not replace a study by the grid operator, which alone is authoritative. But they avoid spending time and money on land with no real chance, and help present the others with solid arguments.
